Efficient, Secure Probate Management

Probate property requires structured management to maintain security, compliance and readiness for valuation or sale. Legacy Lane delivers end‑to‑end coordination for solicitors, executors and deputies, with clear reporting and documented actions at every stage.

Vacant Property Insurance

Most standard home insurance policies become invalid once a property is unoccupied. We help arrange appropriate vacant property insurance to ensure the home remains protected during probate or private client matters. This provides cover for risks such as escape of water, weather damage, vandalism and liability while the estate is being administered.

Vacant Property Protection & Preparation

Legacy Lane ensures vacant probate properties are protected, insured and professionally prepared for valuation or sale, with structured oversight and clear documentation throughout.

Legacy Lane provides coordinated support to help ensure properties remain secure, compliant and ready for valuation or sale.

Vacant Property Inspections

Regular inspections help ensure vacant homes remain secure and compliant with insurer requirements. We carry out documented property inspections, checking for signs of damage, security concerns or maintenance issues so that any problems can be addressed promptly.

Auction or Agent-Managed Sale

We can sell any property, anywhere in the UK – whether through auction or via our national network of trusted estate agency partners. We manage the full probate sale process from preparation to completion.

When the property is ready for market, we oversee the entire sale process on behalf of the executor or deputy. Our role is to ensure the property is priced correctly, marketed appropriately, and sold through the most suitable route – whether that’s auction or a traditional estate agent.

Auction can often deliver faster completion, greater certainty, and highly competitive sale prices. Where an estate agent sale is preferred, we manage valuations, negotiate fees, review marketing strategies, and monitor progress to reduce delays and fall‑through risk.

Our involvement provides a single point of accountability, protects the estate from common pitfalls and helps maximise the final return for beneficiaries.
